NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the Inc. Village of Plandome will hold a public hearing on Thursday, June 22, 2017 at 7:30 PM at Plandome Village Hall, 65 South Drive, Plandome, NY, to consider the following application:

Steve & Lynn Leondis, owners of the property located at 33 Willets Court, Plandome, NY, also known on the Nassau County Land & Tax Map as Section 3, Block 235, Lot 9, Zone Residence A, for variance from the Village Code as follows:

-  To construct a new in-ground gunite swimming pool in the front yard

** Denied for the following reasons:

Article I § 175-I. titled Definitions indicates that the meaning of the term swimming pool includes all appurtenant structures such as a walk, path, platform or patio, springboard, lighting poles and fixtures, shelters, base for heating or purifying water and all incidental portions thereof.

Article V § 175-27.D.  Prohibits a swimming pool or part thereof being located in the front yard.

-Applicant proposes an in-ground gunite swimming pool in the front yard.

Applicant may seek relief from the provisions of the Zoning Code, or seek an overturn of any conclusions or determination regarding the Zoning Code made by the designated Code Enforcement Official.

The application is on file in the Office of the Village Clerk, and may be examined during business hours. All interested parties may attend at the aforementioned time and place or send a written communication to the Village Office to be heard.
